Loan Signings

We assist major lenders in the final stage of loans. We bring your loan documents to the borrower, assist them in the proper executions of each document, notarize where needed and then return the documents to the lenders by the overnight carrier of their choice. 


We have completed numerous assignments for lenders that include: Re-finance loans, Secondary loans, and Equity Lines of credit. We also do “In-Office Real Estate Loan Document Signing” at the lender’s offices.

Affidavit as to Debts and Liens

The Affidavit as to Debts and Liens states that there are no unpaid debts or dues owed on the subject property the borrower is taking a loan for.

Compliance Agreements / Errors and Omissions

The Compliance Agreement/Errors and Omissions document states that the borrower will cooperate in correcting any documents containing mistakes such as typos and other small errors. It also allows the lender to correct mistakes on any loan documents. It is not unusual for documents to contain an omission of information or little things like typographic errors. This document allows the lender to correct these, it does not mean the lender will alter the terms of the loan.

HUD Settlement Statement

The HUD Settlement Statement contains information about fees and payoffs of the loan. It also contains the appraisal fee. The Hud Settlement Statement is normally faxed over at the last minute or the morning of a signing appointment.

Identity Statement

This document is used to identify the borrowers. It contains a place to print the borrowers driver's license number, date of birth, issue date of license, expiration, etc.

Journal Entries

Most states require notary's to keep a journal that provides details of every document they notarize during the couse of their careers.

Lock-in Period/Expiration Date

Lock in Period/Expiration Date guarantees a specific interest rate for a set number of days. At that time the borrower will have a chance to close their loan at a set rate regardless of changes in the market. The lender will usually guarantees a rate for 15,30,45 or 60 days.

Occupancy Affidavit

The purpose of the Occupancy Affidavit is for the borrower to state they live in the property they are borrowing money on. The Occupancy Affidavit might also ask the borrower to state that they have not experienced a recent loss of job, filed bankruptcy or have had any other sudden financial changes.

Quit Claims Deed

The Quite Claims Deed is used to transfer ownership of a property and to release a person's claim on a property.

Signture Affidavit

The Signature Affidavit provides a sample of the borrowers signature for identification purposes. This document must be signed by the borrower exactly as their name is printed.

Statement of Information

The Statement of Information is a document that ask for personal information about the borrower, such as the state the borrower was born in, employment history, history of previous addresses, prior marriages and names of children.

Tax Form 4506

The 4506 Tax Form allows the lender to verify the income of the borrower and how much he or she pays in income taxes. For a husband and wife the first 4506 Form is normally for the husband to sign and the wife to sign on the "spouse" line.

The (Promissory) Note

The (Promissory) Note is a contract between the borrower and the lender that contains basic terms and condition of the loan. Infomation contained in the note includes. -The rate -Prepayment terms -Amount of principal and interest -What day of the month the payments are due -Penalties for late payment -The amount of the loan The note is also sometimes referred to as the "Agreement"

The "Right to Cancel" Form

The "right to cancel" Form is a document that allows the borrower a minimum of Three days to cancel the transaction. These three days are not always calendar days. You skip Sundays and Federal Holidays when calculating the three days. There are two places for the borrower to sign on the "Right to Cancel" Form. Make sure they sign the bottom line and not the section indicating they wish to cancel.

The Correction Agreement Limited Power of Attorney

This document is similar to the Error and Omissions document in that it gives the lender the ability to correct clerical errors like mispellings and other simple errors. It does not affect the numbers or the terms of the loan in any way.

The Deed of Trust / Mortgage

The Deed of Trust or Mortgage, is a document that explains; -The loan amount -The name and address of the lender -Name or names of the borrowers -Location and property description -The date the loan matures -Names if the Testors and Trustees -A Statement that the loan is secured by the property -An exhibit with a property description. After signed the Deed of Trust/Mortgage is then filed in the County Recorder's office. The Deed of Trust/Mortgage can be as few as two pages or as large as twenty.

The Grant Deed

The Grant Deed is a document that is used to transfer a property's ownership. It transfers the property from a seller to a buyer.

The Truth in Lending Disclosure

The Truth in Lending Disclosure is a document that contains the APR (Annual Percentage Rate). The APR is differant from the actual percentage rate because it contains the total amount financed and all the interest payments spanning the life of the loan. The Truth in Lending diclosure also includes information about what dates the payment is due and the amount of the payment.

The W-9 Tax Form enables the borrower to claim mortgage interest as a tax deduction. Its also used  

Electronic Notarizations California

Electronic Notarizations California notaries public are authorized under current law to perform notarizations on documents electronically as long as all the requirements for a traditional paper-based notarial act are met, including the use of a seal for all but two specific documents used in real estate transactions. California law requires a person to appear personally before a notary public to obtain notarial acts like acknowledgments or jurats. This means the party must be physically present before the notary public. A video image or other form of non-physical representation is not a personal appearance in front of a notary public under California State law.
